Heritage Park is one of the master-planned pockets of North Natomas, a North Sacramento neighborhood built in recent decades on the flat former farmland north of downtown. The housing is contemporary single-family and townhomes on tidy planned streets, with the parks, paths, and basins that define the Natomas build-out. It sits close to the regional shopping and entertainment that grew up around the area, with quick I-5 access and a reasonable line to the airport and downtown. The tradeoffs are the standard Natomas ones: a car-oriented layout, limited mature shade on the younger streets against the summer heat, and the area's long-discussed flood-protection context that levee work has steadily improved.
