The Magnolia District sits on the western edge of central Long Beach, a mixed neighborhood of older homes, apartments, and small commercial buildings between downtown and the Westside industrial flats. It takes its name from Magnolia Avenue and occupies the transitional ground where the dense, historic blocks near downtown give way to the working, port-oriented west side. The housing is a century-spanning mix, from early bungalows to mid-century apartments, generally affordable and varied in upkeep. Downtown, the waterfront, and the 710 are all close, which makes the location genuinely central even if the surroundings lean utilitarian. There is limited green space inside the boundary, and arterial and freeway edges shape the feel. For buyers who want an affordable, central position near downtown and the harbor and do not mind an in-between, work-in-progress setting, the Magnolia District offers proximity at a lower price point.
