Meadowfair is one of East San Jose's more distinctive tracts, and not just for its layout, though that is part of the fun: it is a piano-shaped grid of two-story homes with music-themed street names, one of the area's established, historically Chicano neighborhoods. Meadowfair Park sits inside it with courts and playgrounds, and the neighborhood's real advantage is access, since the Eastridge mall and the Eastridge Transit Center are right at the edge, with a light-rail extension to Eastridge under construction and Lake Cunningham Regional Park close by. The housing is older, mid-century two-story stock on a walkable interior grid. The honest tradeoffs are the heavy arterials, Capitol Expressway and King Road, and the mall traffic that hem it in, plus the Reid-Hillview general-aviation airport just to the north. But for an affordable, central-East-Side neighborhood with a park inside, real transit at the edge and a genuinely unique street plan, Meadowfair has more character and convenience than its modest profile suggests.
