Meadowfair, San Jose, CA

Meadowfair is one of East San Jose's more distinctive tracts, and not just for its layout, though that is part of the fun: it is a piano-shaped grid of two-story homes with music-themed street names, one of the area's established, historically Chicano neighborhoods. Meadowfair Park sits inside it with courts and playgrounds. The houses are mid-century two-story homes on ordinary suburban lots. The tract went up as a single development, so the streets share a common look, with decades of owner updates, new paint and gardens layered on top. Meadowfair Park sits inside the neighborhood on land that was among the area's last orchards, with courts and play areas a short walk from most front doors. A little farther north, Lake Cunningham Regional Park has a jogging path around the lake and the Action Sports Park for skateboards and BMX bikes, so a morning jog and a weekend at the skate bowls happen in the same place. Eating out is mostly an Eastridge habit. Tacos El Pelon on Eastridge Loop is the quick taco stop, and the mall itself covers the chain sit-down options. Up White Road, La Birrieria is a small Mexican kitchen that sticks to birria. With Eastridge next door, errands rarely take much planning, and Capitol Expressway leads quickly to the wider East Side for anything the mall doesn't carry. The Eastridge Transit Center is the East Side's main bus hub, with the Rapid 522 heading downtown and on to Palo Alto, and VTA is extending Orange Line light rail out to it, with trains projected to start in 2029. The honest tradeoffs are the heavy arterials, Capitol Expressway and King Road, and the mall traffic that hem it in, plus the Reid-Hillview general-aviation airport just to the north. But for an affordable, central-East-Side neighborhood with a park inside, real transit at the edge and a genuinely unique street plan, Meadowfair has more character and convenience than its modest profile suggests.
