Naglee Park is the grand old neighborhood just east of downtown and San Jose State, and it wears its history openly. It was created in 1902 by subdividing the estate and vineyard of Brigadier General Henry Morris Naglee, a Civil War officer, San Francisco banker and pioneering valley winemaker, nearly two decades after his death, and most of its homes went up in the early 1900s, some as displaced residents moved south after the 1906 San Francisco earthquake. It is a district of restored Craftsman bungalows and Spanish Revival and Tudor houses on flat, canopied streets, protected today as a historic conservation area that limits teardowns. That protection is itself a story: after the neighborhood was opened to student housing in the 1960s, residents fought successfully in 1978 to rezone back to single-family, saving the historic stock. William Street Park runs along Coyote Creek on the south edge, and the Campus Community Association keeps the neighborhood social with traditions like Bark in the Park. The university adjacency cuts both ways: it means life, walkability and a mix of professors and downtown professionals, but the blocks nearest campus carry student rentals and parking pressure. This is one of the city's premier historic-home pockets and priced accordingly. For buyers who want period architecture, a protected streetscape and a walk to downtown and campus, Naglee Park is the address, and the restored porches and leaded glass are the proof.
