North of Sunset is ranked #1 of 5 neighborhoods in Beverly Hills with an overall score of 4.2/5. Its standout factors are curb appeal (4.8/5) and safety (4.4/5, 1st of 5 in Beverly Hills). The trade-off is nearby merchants (3.0/5).
North of Sunset is the private, hillside side of Beverly Hills, where the flat city grid gives way to winding canyon roads, long driveways and estate lots tucked into the slopes. Homes are identified as much by Benedict, Coldwater, Beverly or Franklin canyon as by a cross street. The result feels secluded and dramatic, with city views, dense landscaping and far less pedestrian activity than the neighborhoods below. Housing is highly individual. A single street may combine a 1920s Mediterranean estate, a midcentury post-and-beam house and a recently completed contemporary residence. Parcels are large and irregular, with gates usually serving individual properties rather than an entire community. Privacy and views are the defining luxuries, while sidewalks and easy curb parking are uncommon. Greystone Mansion and Gardens is the neighborhood's great public estate. The city-owned property offers 16 acres of terraces, courtyards and formal gardens around a 55-room mansion built for the Doheny family. Virginia Robinson Gardens provides another remarkable landscape, though visits require an advance docent tour. For everyday recreation, Coldwater Canyon Park has play areas, fitness facilities and a community building. Errands and restaurants are generally down the hill around Canon and Beverly drives. Coldwater Canyon and Benedict Canyon provide routes over the ridge toward the San Fernando Valley, which makes them useful but also brings commuter traffic through narrow residential terrain during peak hours. The topography creates the main tradeoffs. Streets are steep and winding, turnarounds can be tight and service access is more complicated than it appears on a map. Much of the area falls within the highest wildfire hazard tier, making brush clearance, evacuation planning and insurance recurring concerns. North of Sunset is best for someone who values privacy, architecture and views more than walkability or quick errands. Its ethos is discreet and estate-oriented. The setting feels removed from the city below, even though Beverly Hills shops and restaurants are only a short drive away.
