Northstar is the North Davis neighborhood with the bird-named streets, Avocet, Mockingbird, Sandpiper, built around Northstar Park and the Julie Partansky Pond at F Street and Anderson. The ponds are the standout: a genuine wildlife habitat with observation docks where the Friends of North Davis Ponds run monthly bird strolls. That gives Northstar a public-space draw most Davis tracts do not have. Beyond the park, it is a quiet residential grid plugged into the North Davis greenbelt, with the Marketplace and Anderson Plaza handling errands a short ride away. The honest tradeoff is the usual North Davis one, the Covell and F Street edges carry the traffic, so the value is in the interior streets and the pond. For buyers who care about open water and birdlife at the end of the block, this is a rare Davis option.
