Neighborhood Reviews & Questions

Neighborhood Review
Key Words: Foothill setting, Larger suburban lots, Groesbeck Hill access

Norwood Avenue sits in the Evergreen foothills, just north of Quimby Road and west of Murillo Avenue, stretching up toward the base of the hills near Groesbeck Hill Park. This is a quieter, more residential pocket of Evergreen where the terrain starts to roll and the streets feel less grid-like than flatter parts of San Jose. Homes here are primarily 1970s and 80s builds, many two-story, with larger footprints and noticeably bigger lots than central city neighborhoods. The setting is one of the biggest draws. As you move north toward the hills, streets become more elevated and some homes pick up valley views. Groesbeck Hill Park sits within walking distance for much of the neighborhood, offering open fields, playground space, and access to hillside trails. It is not a massive regional park, but it gives the area breathing room and an everyday outdoor option without getting in the car. Quimby Road forms the southern edge and acts as the commercial and school corridor. Evergreen Valley High School and Quimby Oak Middle School sit just outside or along the boundary, so the area sees predictable traffic patterns around school hours. Grocery stores, casual restaurants, and daily services are a short drive down Quimby or further along Capitol Expressway. This is not a walkable retail neighborhood, but amenities are close and convenient. Curb appeal trends solid to strong. Many homes show pride of ownership, with maintained landscaping, wider driveways, and consistent architectural style. The neighborhood feels stable and established, with less turnover and less density than older parts of San Jose. Norwood Avenue offers a foothill setting, larger homes, and access to parks, without the tight spacing or heavy traffic of flatter central neighborhoods.
