Otay Ranch Village 9 is less a neighborhood than a collection of eastern Chula Vista's big destinations. The page takes in Otay Ranch Town Center, the concert amphitheater and theme park off Entertainment Circle, stretches of Otay Valley Regional Park and the shoreline approach to Lower Otay Reservoir, with only scattered homes so far. The residential side of Otay Ranch Village 9 is planned near La Media Parkway, beside the land Chula Vista set aside for its University Innovation District, whose first phase was slated for fall 2026 on more than 380 acres of city land. Housing should follow. The Town Center was rezoned for up to 840 apartments, and Brookfield has talked about adding green space as it reworks the mall. For now the Town Center is the gathering place. The open-air center opened in 2006 and still has an AMC theater, Barnes & Noble, a pet-friendly dog park and Barons Market, which moved in during 2020. Novo Brazil Brewing opened its first brewpub here in 2019, pouring house beer beside a kitchen that mixes Brazilian, Mexican and American cooking, and the farmers market fills the main street every Tuesday from 4 to 8 p.m. To the southwest, the North Island Credit Union Amphitheatre has hosted concerts for about 20,000 people at a time since 1998, and next door Sesame Place San Diego took over the old water park and reopened as a Sesame Street theme park in 2022. The regional park's 8.3 miles of multi-use trails run along the river valley toward Interstate 805, and the park beside the Lower Otay boat launch marks the eastern end, though the ramp itself closed in June 2026 as the water dropped. Getting around is mostly by car, with State Route 125 alongside the Town Center and an MTS Rapid 225 stop there since 2019. Living close to all this means event traffic on concert nights and theme park weekends, and homes inside the boundary are still few. What the page already shows is how much of the region's weekend life passes through a few square miles of Otay Ranch.
