Parkview sits at the flat base of Communications Hill, and its ace is transit: the Capitol light-rail station is right at the western edge, which is a real advantage in a part of the city where most neighborhoods are car-only. This is older single-family tract housing on the level ground below the hill, anchored by its namesake elementary, and it makes for an interesting contrast, the established, lower-slung streets here against the newer townhomes stacking up the slope just above. Living here means light rail to downtown and beyond, plus quick access to Highway 87, Capitol Expressway and the Monterey corridor. The flip side is exactly that ring of infrastructure: the neighborhood is wedged among a freeway and two major roads, so noise on the edges is part of the deal, and the housing is workaday. For a buyer who wants rail access and an affordable footing right next to Communications Hill's amenities without the hilltop price, Parkview is a quietly practical pick.
