Penitencia takes its name from the creek that gives it its best feature: the Penitencia Creek corridor and its trail run through the neighborhood, and Penitencia Creek Park sits right inside it, a paved greenway that follows the water toward the foothills. That creek-and-trail spine is a real amenity, and it puts this east-Berryessa pocket a notch above the typical flatland tract for green space and walkability along the water. It sits on the seam between Berryessa and Alum Rock near the eastern foothill margin, with the Jackson and Toyon corridors handling connections and the hills rising close to the east. The housing is older single-family stock along the creek greenway. The honest tradeoffs are that district seam, which means school-district and identity lines get mixed near the southern edge, and the general car-dependence of the area.
