On the eastern side of San Marcos, north of Highway 78 and right up against Escondido, Richland mixes hillside tracts, older country lots and a working strip of breweries and warehouses. The name goes back to Richland School, built in 1905 and still standing on Woodland Parkway as a wedding chapel. Woodland Park is the neighborhood's backyard, with a city pool, picnic tables, barbecue grills and a duck pond. Montiel Park has a disc golf course and a dog park, and Hollandia Park pairs a ball field and small amphitheater with the city skateboard park. Mulberry Park opened in 2026 after upgrades that added two play areas. The paved Inland Rail Trail follows the Sprinter tracks, so a walk or ride can head east to Escondido or west toward Vista. Homes range widely. Condos fill Mission Park and other complexes off Woodland Parkway, single-family streets such as Olive Hills Estates and the Woods climb the slopes, and Foothills of San Marcos on Richland Road is a community with its own clubhouse, pool and pickleball courts. Toward Mulberry Drive the lots get bigger and a few gated hilltop estates look out over the valley. New houses still appear on infill sites along Borden Road. Beer is the local claim to fame. Pizza Port took over the old Lost Abbey and Port Brewing production plant on Mata Way in 2023 and opened a tasting room just off the brewhouse floor, with picnic tables and big screens. For coffee, Mika's Cafe on Center Drive pulls cortados and flat whites alongside pastries and sandwiches. Center Drive and Nordahl Road hold the everyday shopping, with an Albertsons at Woodland Parkway and Stater Bros. on East Mission Road. Highway 78 runs along the southern edge, and the Nordahl Road Sprinter station sits just over the Escondido line. Most errands take only a few minutes by car. The flip side of all that convenience is traffic. Nordahl Road gets crowded around the freeway and the shopping centers, and the industrial blocks along Rancheros Drive are more function than looks. Up the hill from the duck pond, Richland settles into quieter cul-de-sacs, some with long views across the valley.
