Royal Oaks is a mobile-home community in South Davis, off the Cowell Boulevard side of town, and like Rancho Yolo across the freeway it offers one of the few genuinely lower-cost ways to live in an expensive city. It is a manufactured-housing park, compact and self-contained. The location is its practical strength: close to the South Davis grocery and service strip, quick I-80 access, and greenbelt paths a short distance away. Daily life is walkable within the park and a quick drive for everything else. The honest framing is the ownership and housing type: manufactured homes in a park setting mean a different cost structure and resale picture than a deeded house. For affordability near Davis, that is the trade, and it is a real one.
