The university's open space and tree-lined walks give the area more green and pedestrian life than the surrounding grid, though the housing skews toward rentals and the streets run busy and lively rather than quiet, with the usual downtown-edge concerns around parking and noise. For students, staff, and anyone who actually wants to live in a walkable, transit-served urban core, it is one of the few places in San Jose that delivers it.
