This is the San Jose State University campus itself, so neighborhood means something different here: it is an institutional district rather than a for-sale housing market. The heart of it is the university, more than 36,000 students, plus the striking joint Dr. Martin Luther King Jr. Library shared with the city at the downtown edge. Life runs on the academic calendar, with campus-serving cafes and food along San Carlos and San Fernando Streets and downtown's dining and nightlife immediately west. For anyone actually looking at real estate, the takeaway is that this is dense, student-oriented, and mostly rental and institutional, not owner-occupied blocks. The honest read is that it is lively and central but not a traditional residential neighborhood, with turnover and activity that track the school year. Still, the campus grounds and downtown parks give it open space, transit is excellent, and everything is walkable.
