San Jose State University fills this slice of downtown San Jose, so neighborhood means something different here. The streets are organized around quads, lecture halls and residence halls, and the academic calendar sets the pace. Housing around San Jose State University is mostly dorms and rental apartment buildings, with very little owner-occupied stock. For single-family streets, Naglee Park begins just east of campus, with its Craftsman bungalows and Spanish Revival homes. The Dr. Martin Luther King Jr. Library anchors the campus's downtown edge, a joint building run by the university and the city. Open space comes from the campus lawns and walkways themselves, and William Street Park, on Coyote Creek, is a short walk east when you want water and trees, and the paths along the creek make an easy loop between classes or after work. Coffee is never far. A.M. Craft on East San Carlos Street rotates beans from roasters near and far and serves drip flights for tasting a few at once. Academic Coffee roasts on South Second Street, and Con Azucar Cafe at Santa Clara and Second leans Mexican, known for conchas and concha ice cream sandwiches. For a sit-down meal, Vegetarian House on East Santa Clara Street has cooked a fully plant-based menu for decades. Getting around starts on foot. Downtown's restaurants and offices begin at the west side of campus, Diridon Station is across downtown for Caltrain and longer trips, and plenty of days never involve a car. Still, the campus grounds and downtown parks give it open space, transit is excellent, and everything is walkable. For students, faculty or investors oriented toward the university, it is the center of gravity. For a family seeking a quiet street, it is not the fit, and that is worth knowing before you look here.
