The eastern side of the Santa Teresa foothills is view country. Homes climb the western flank of the Santa Teresa Hills on elevated lots, and the payoff is a wall of protected open space right behind them: Santa Teresa County Park, with Coyote Peak and better than seventeen miles of trails, is essentially the back fence. That kind of open-space adjacency is rare anywhere inside San Jose, and it is the whole reason to be up here rather than down on the flats. The housing is late-1960s and newer single-family, ranging from ranches to larger two-story homes, and the hillside setting keeps it feeling private, elevated and quiet. The flip side of living against the hills is real and worth naming: it is a car-dependent perch with little you can walk to, and the grassland foothills put it in the wildland-urban interface, so fire season is something you plan around rather than ignore. For anyone who wants trails out the door and a view worth more than a short commute, the east foothills make the case as well as any address in the south of the city.
