Sherman Acres sits in the southeast corner of Pleasant Hill, up against the Concord line and just off the Monument Boulevard corridor. It is one of the smaller neighborhoods in the city, and it trades the leafy-and-pricey feel of the western blocks for a more practical, lower-cost address. Pleasant Hill BART is reachable, and the Monument corridor keeps everyday shopping and services close. This is one of the more honest corners of the Pleasant Hill map. Home prices run among the lowest in the city, safety is more of a real conversation here than on the quiet western streets, and the assigned schools, Fair Oaks and Ygnacio Valley High, trail the stronger campuses across town. The flip side is genuine value: you are buying into Pleasant Hill, with its parks and central-county location, for noticeably less than the Boyd or Linda Lane streets a few minutes away. Buyers who weight price and commute access over polish will see it; those after the manicured version of Pleasant Hill will want to look west.
