Southside sits just south of downtown Rocklin, one of the older and more modest corners of the city, close to the granite ground and the rail-and-quarry history that built the original town. It is a practical, established neighborhood rather than a planned community, with an unfussy mix of housing on streets that predate the northern master plans. Being next to downtown is the practical upside: Pacific Street, Quarry Park, and the historic core are a short hop, as are Sierra College and the boulevard to the east. The honest read is that upkeep runs mixed here, some of the stock is older, and the quarry-and-rail edges give parts of it a workmanlike rather than polished feel. What you trade the polish for is price and location. For buyers who want to be close to downtown and the college on a more affordable footing, and who do not mind an older, plainer streetscape, Southside is one of Rocklin's more grounded options.
