Spartan Keyes is the gritty, creative pocket just south of downtown, named for San Jose State's south campus and Keyes Street. The university's athletic complex, including CEFCU Stadium, sits inside the neighborhood, and its old industrial bones, canneries and warehouses, have started turning into an arts scene, with spots like Bestor Art Park giving it a distinct identity. It is a historically Mexican-American, working-class neighborhood, flat and creek-bounded, with Coyote Creek and Kelley Park along the eastern edge. The mix here is eclectic: older cottages next to warehouse reuse and public art, which is either the charm or the challenge depending on what you want. The honest read is that the streetscape is uneven and in transition, and the industrial-and-rail legacy shows. But it is genuinely close to downtown, the stadium and the arts give it flavor, and it remains one of the more affordable central neighborhoods. For a buyer who wants character and proximity over polish, Spartan Keyes is an interesting, still-evolving bet.
