Neighborhood Reviews & Questions

Neighborhood Review
Key Words: Tamien Station, Transit Hub, Guadalupe River

Tamien is defined by its station, and even its name reaches back further, to the Tamien band of the Ohlone who lived along these waterways. The Tamien transit hub, where Caltrain meets VTA light rail, sits right in the neighborhood, which makes this one of the best-connected addresses in San Jose for anyone who commutes without wanting to drive. The city spent years planning the new Tamien Park, which finally added real green space, and transit-oriented apartments, including affordable homes, have gone up around the station. The catch is that Highway 87 physically cuts through the neighborhood, with the Guadalupe River alongside, so the setting is shaped as much by freeway and rail as by streets, and traditional walkable retail is thin. Housing runs from older stock to the newer transit-oriented units at the station. This is a neighborhood for people who prioritize the train over the streetscape. The honest tradeoff is exactly that freeway dominance and the limited shopping. But for a commuter who wants Caltrain and light rail essentially at home, plus a new park and a quick reach to downtown, Tamien's value is hard to match, and it is one of the few genuinely transit-first neighborhoods in a car-first city.
