The Summit lives up to its name, a gated community on high northwest ground where oak groves, granite, and hillside lots hold high-end custom homes. It sits above Marina Village and Waterford near the top of El Dorado Hills, close enough to Folsom Lake that many lots pull in water and valley views. This is one of the town's more exclusive gated pockets, with the setting doing much of the selling: heavy oak canopy, real space between houses, and the quiet that comes with being up and out of the way. The lake and its recreation are within easy reach down the hill. The tradeoffs are the ones that come with the altitude and the gate. Everything is a drive, the winding approach is steep, and the custom homes and HOA dues price accordingly. For buyers who want a small, gated, heavily wooded enclave with lake views near the top of the community, The Summit is about as close to that as El Dorado Hills gets.
