UC Davis is the campus itself, and living here means university housing rather than the for-sale market, but it shapes the whole city and is a neighborhood in its own right. It is enormous, flat, and famously bike-first, with the car kept to the perimeter and the Arboretum running like a green ribbon along Putah Creek through the heart of it. The draw is total immersion: walk-and-bike access to classes, the Mondavi Center, the Memorial Union, and a quick crossing into downtown for food and the farmers market. The Arboretum alone is one of the best public-space amenities in the region. The honest framing is that this is student and university life, dense, seasonal, and tied to the academic calendar. It is vibrant when school is in and quiet when it empties out, and it is housing for a specific stage of life rather than a settle-down street.
