University Park Estates is a quiet, upscale neighborhood directly south of the Cal State Long Beach campus, built in 1960 and 1961 and locally nicknamed "The Hole" for the way its entrance dips down from the higher ground around the university. It is a tract of more than 450 mid-century ranch homes, many updated and expanded, on flat, leafy streets that are notably insular, with few points of entry and a long history of residents banding together, including to fend off a freeway once proposed through the area. That insularity is part of the appeal: it stays quiet and traffic-free even though the campus, the beach, and the eastside shopping are minutes away. The neighborhood is car-oriented and residential, without retail inside, and prices have climbed into the upper tier of the city's market.
