It sits near Marina Village and Lake Hills Estates, close to schools, shopping, and the Folsom Lake boat ramps at Brown's Ravine. The neighborhood has its own green heart in Waterford Park, a walkable spot shaded by native oaks with a play structure, and the surrounding streets carry a settled, leafy maturity that the newer parts of town are still growing into. Marina Village Middle and the rest of the northern schools are within easy reach. The tradeoff is age: these are not brand-new houses, so some will want updating, and the lot-by-lot variety means the streetscape is less uniform than a modern master plan. What you trade that for is space, mature landscaping, real lake access nearby, and one of the more established addresses on the north side.
