It feels distinctly different from the rest of town, more countryside than subdivision. The draw is space and the setting along the Putah Creek corridor at the southern border, with the greenbelt and creek paths close and a short drive to the South Davis shopping strip and I-80. Streets here carry tree names, Walnut, Almond, Cottonwood, fitting the rural feel. The honest tradeoff is that elbow room comes at the cost of walkable convenience, this is a drive-to-everything area, and the mix of city and county jurisdiction means services and rules can vary parcel to parcel. For buyers who want land near Davis, that is the deal.
