The Julian and 26th area sits east of Downtown San Jose near the Roosevelt and McKinley pockets, an older urban grid of small early-20th-century homes and apartments. It is a central, lived-in neighborhood where the value comes from position and the older housing stock rather than appearance. The location does the work. Downtown, SJSU, the light rail, and the freeway network are all close, and the gridded streets keep errands and transit accessible, with Roosevelt Park adding some green to the north. Upkeep varies sharply block to block, lots are small, and the area carries the traffic and rough edges of a central, older grid. For buyers who want an affordable, central foothold east of downtown and do not mind doing some work on a particular house, it is a practical option.
