The Willow and First area sits in the central-south part of San Jose near the Gardner edge and the Highway 87 corridor, an older walkable pocket of small homes and apartments on a flat grid close to downtown and the Tamien transit area. It is a central, lived-in neighborhood where the value comes from position and the bones of the established housing stock. Day to day, the grid and nearby transit keep downtown, Willow Glen's Lincoln Avenue, Diridon Station, and the freeway network within easy reach, and the walkable layout makes errands and transit accessible. Housing is older and modest, upkeep varies block to block, parking is tight, and the area carries the traffic and rough edges of a central, in-between neighborhood, with limited green space inside the boundary. For buyers who want an affordable, central, transit-served foothold near downtown, it is a practical option.
