Neighborhood Factors
Market Conditions
Woodland sits in the flat farm country of the Sacramento Valley, northwest of the capital, with Interstate 5 and Route 113 tying it to Sacramento and to Davis. Rice mills, a sugar beet plant and a tomato cannery once drove the local economy, and fields still run right up to the edge of town. Its nine Houseberry neighborhoods fall into a few groups. Downtown Woodland and the Historic Core hold the old center, with Victorian-era buildings, a 1905 Carnegie library and the Woodland Opera House, which dates to 1885 and was rebuilt after a downtown fire. Gibson Square is built around the Gibson House museum, while Armfield, East Woodland and Beamer Park follow the roads east of the center with a mix of restaurants, markets and, in Beamer Park, a lakefront water park. West Woodland has the longest string of small parks, Gibson Ranch is the shopping district, and Spring Lake is the newest edge of town. Homes shift with the map. The oldest houses cluster near Main Street, and the subdivisions grow newer the farther out you go. For outdoor time, Velocity Island Park draws summer crowds, the Woodland Regional Park Preserve covers 160 acres where seasonal wetlands meet alkali prairie, and the footpath at Spring Lake runs a mile through new streets. Dining runs wide for a town this size. Blue Note Brewing Company pours house beer and bakes pizza behind a shaded patio, Morgan's on Main serves comfort food, and Gallery Coffee Roasters supplies the local roast. Out at The HIVE, honey and mead anchor a farm-to-fork menu. Taquerias and bakeries, many of them in East Woodland, are a large part of the local food scene. Daily life centers on a few big stops. Raley's and Nugget Markets cover groceries, Costco sits off Bronze Star Drive, and the Saturday farmers market at Heritage Plaza handles local produce. Yolobus connects Woodland to Davis and West Sacramento, and most other trips go by car. Distance is the cost. The neighborhoods are strung out along the arterials, so a Main Street dinner and a Costco run can be at opposite ends of town. Step off Main Street and the grid gives way to fields, which is a good part of what makes the place feel like itself.
