Arroyo Viejo takes its name and its identity from the park at its center, one of the larger green spaces in East Oakland. The streets are a flat-to-gently-rolling grid of 1920s cottages and post-war bungalows on narrow lots, several blocks uphill from International Boulevard at the base of the foothills. Curb appeal swings from freshly painted and gardened to homes waiting on repair, the familiar block-by-block pattern of the East Oakland flats. The park is the reason to know this neighborhood. Arroyo Viejo Park and its WPA-era recreation center run along a live creek with picnic groves, a community garden, ball fields, basketball courts, and even a recording studio, sitting beside East Oakland Pride Elementary and a short walk from Markham. Everyday shopping happens on the perimeter, with markets and taquerias along Bancroft and MacArthur and a fuller run at Foothill Square a few minutes off; AC Transit covers the corridors but most trips still happen by car. The draw here is genuine: a real park with a real creek inside the boundary, something many flatland neighborhoods lack. Buyers weigh that and the lower price points against limited retail, uneven upkeep, and the safety concerns that come with this stretch of deep East Oakland.
