Ascot is one of the few corners of Moraga where you can buy in without buying a full single-family estate. The pocket along Ascot Drive runs to townhomes and condominium communities like Las Palmas Rheem, which is why prices here tend to start lower than the big-lot neighborhoods across town. The trade for the smaller footprint is location. Ascot sits about a block from the Rheem Center, so the New Rheem Theatre, the cafes, and the grocery runs are genuinely walkable, which is rare in a town built around the car. The ridge and open space behind the neighborhood add trail access for walking and biking right out the door. It is not the postcard Moraga of winding hillside lanes, and the attached homes mean you are closer to neighbors than you would be in Campolindo or Sanders Ranch. But for buyers who want the Moraga schools and the Rheem shops within reach at the lowest entry point in town, Ascot is usually where that conversation starts.
