Bay Vista is the part of Foster City that architecture people come looking for. Those flat-roofed houses are Eichlers, built between 1963 and 1968 when the town was brand new, and this is the largest tract of them in the city. They sit intermixed with other contemporary homes on the streets and cul-de-sacs between Gull Avenue and Beach Park Boulevard. Post-and-beam construction, glass walls, atriums, and the whole indoor-outdoor idea, right at the eastern edge of Foster City between the lagoon and San Francisco Bay. Audubon Elementary picks up the theme in the middle of the neighborhood, laid out in a circular mid-century plan that is genuinely unusual for a public school. Kids from most of Bay Vista walk to it. The neighborhood is only a few blocks wide, so the water is never far. Gull Park gives you green space and a small beach on the lagoon. Head the other direction and you are on the levee trail along the Bay, which is where half the neighborhood seems to be at 7am. The levee itself was rebuilt and finished in 2024, which restored the city's FEMA accreditation and kept homeowners out of mandatory flood insurance, a bigger deal to Bay Vista than to almost anywhere else in town given how much of it faces open water. There is also a working commercial pocket along East Hillsdale Boulevard, including Foster City Medical Center, so urgent care and primary care are a few minutes away rather than a trip to San Mateo. The honest part: Eichlers are a lifestyle, not just a look. Radiant slab heat, single-pane glass, and flat roofs mean the well-cared-for ones are spectacular and the neglected ones are a project. Buyers here learn to read a roof warranty faster than they learn to read a disclosure packet.
