Sea Colony is the biggest neighborhood in Foster City and the one most completely organized around the water. It occupies the southern end of the city, where the lagoon system and Belmont Slough meet, and the design pushes the water into almost every block. The homes lean toward the top of the market. Architecture here is built to catch the view, and a good number of properties have direct boating access straight off the back. There is even a small island of a few dozen homes on Grenada Lane and Aruba Lane, which is about as private as Foster City gets. For homes that are not on the water, the water is still a short walk. That is the underrated thing about Sea Colony: the design does not reward only the waterfront buyers. Sea Cloud Park is the neighborhood's headline amenity and one of the largest green spaces in the city. It is mostly sports fields, soccer and baseball, and on a Saturday morning it draws people from every corner of Foster City. Port Royal Park and roughly half a dozen smaller parks, tennis courts, and playgrounds fill in the rest, giving Sea Colony more park density than anywhere else in town. The rebuilt levee along the southern edge, finished in 2024, doubles as a walking and running loop with the slough on one side. The real tradeoff is distance. Sea Colony is the farthest neighborhood from Highway 92 and the 101 interchange, so a commute that takes ten minutes from Dolphin Bay can take twenty from here on a bad morning. Add the Sea Cloud game-day parking situation on weekends and you have the two things residents actually complain about. They complain, and then they stay. That tells you most of what you need to know.
