Belle Vista is a compact, gently sloped rectangle just west of Highland Hospital, built around the tree-dotted Bella Vista Park at its center. Early-1900s cottages and post-war duplexes sit on narrow lots with small porches and low fences, and a run of mature palms gives several blocks a distinctive silhouette. Interior streets stay quiet, though 14th Avenue carries a steady flow toward the freeway along the edge. Having a park at the heart of the neighborhood is the whole point. Bella Vista Park's playground, open lawn, and basketball half-court fill up most afternoons, and the shaded paths pull runners on loops. A short walk north reaches the cafes and a well-liked deli around Ivy Drive, and Highland Hospital's services border the southeast corner. There are no big stores inside the boundary, but International Boulevard buses connect fast to Fruitvale BART and downtown. The mood is residential and community-minded, with longtime gardeners next to newer owners reworking bungalows and informal block gatherings on warm evenings. The honest tradeoffs are thin retail, the occasional hospital siren, and curb upkeep that shifts house to house. What holds it together is that central green space, a real rarity this close to the lake and downtown.
