Canon Manor sits on the eastern edge of Penngrove, a grid of country-residential streets like William, Lynn, and Chester tucked between Petaluma Hill Road and the Rohnert Park city limit, with the western flank of Sonoma Mountain rising behind it. This is large-lot territory: parcels run from a half acre to a full acre, which is the whole reason people land here. You get elbow room, space for animals or a garden, and hill views a standard subdivision lot can't offer. The housing is a mix, with original 1950s and 60s ranch homes sharing blocks with newer custom builds, so the streetscape shifts house to house. The tradeoff is that this is country living, not walkable living. Errands mean a short drive into Rohnert Park or down to Penngrove's small downtown, and the water history is worth knowing: much of Canon Manor ran on wells and septic for decades until the Canon Manor West assessment district brought public water and Rohnert Park sewer in the 2000s. What you get for the drive is space and quiet within minutes of Highway 101, Rohnert Park's shopping, and the SMART train, with Crane Creek Regional Park's oak grasslands and trails a short climb up the mountain. Acreage with a mountain backdrop this close to a freeway is the real Canon Manor pitch.
