Carson Estates is ranked #8 of 18 neighborhoods in Carson with an overall score of 3.0/5. Its standout factor is safety (3.6/5, 6th of 18 in Carson). The trade-offs are curb appeal (2.6/5) and schools (2.8/5).
Carson Estates puts SouthBay Pavilion, the Carson mall that opened in 1973 along the 405, within reach of a neighborhood of mid-century houses and small pocket parks. The mall end handles big shopping trips, and East Carson Street and Wilmington Avenue carry the neighborhood's smaller, local spots. Homes in Carson Estates are mostly single-story, single-family tracts dating to the 1950s and 1960s, the period when the old Dominguez rancho land became subdivisions. Stucco fronts, attached garages and fenced yards are the norm, with plenty of remodels and room additions along the way. Apartments and condos show up closer to Avalon and the mall. Dolphin Park, on Water Street, is the neighborhood's main park. Its 12 acres hold two lighted ball diamonds, two lighted tennis courts, a wading pool and a play area. Friendship Mini Park, also on Water Street, and the Perry Street Mini-park add smaller patches of green closer to home. East Carson Street is where the local food is. Poly Grill & Bakery, at 1329 Carson, brings a Polynesian menu to the stretch, and Rosario's Italian Restaurant sits a few doors down. Spires on Wilmington Avenue is the old-school diner option. SouthBay Pavilion covers most errands in one place, with IKEA, Aldi, Panera Bread and CAVA among its tenants and the Carson Farmers' Market set up on the property. Chipotle and Smashburger sit just outside it on Avalon. Most trips are a short drive, and the 405 on-ramps are right at the mall. The tradeoff is the mall traffic. Avalon gets heavy around SouthBay Pavilion, especially on weekends, and the boulevards feeding it carry freeway-bound cars most of the day. Back on Water Street, the lighted diamonds at Dolphin Park are the busiest thing on most evenings, even with an IKEA a short drive away.
