Neighborhood Reviews & Questions

Neighborhood Review
Key Words: Large Lots, Oak Canopy, Orangevale Edge

The neighborhood that carries the city's own name sits in the northeast corner, where Citrus Heights runs up against Roseville to the north and Orangevale to the east. Old Auburn Road threads through it, Oak Avenue forms the southern edge, and the nearer you get to the Orangevale line the more the lots stretch out and the parcels grow. It reads differently than the tight tract-home interior of the city. Expect a mix of older ranch homes, larger oak-shaded parcels, and a few lower-density holdouts that give the whole area a green, unhurried feel. Sunrise Avenue, along the Roseville border, is the main route out for shopping and the commute. The tradeoff is that everyday amenities run thin inside the boundary. There is no commercial center or major park here, so Roseville or a run down Sunrise handles most of the errands. What you get in exchange is elbow room and mature trees on the quieter, leafier end of Citrus Heights, a trade some buyers make gladly and others find too far from the action.
