Northwest Citrus Heights is the pocket people land in for the schools, and nobody here is subtle about it. Lichen K-8 sits right in the middle of the neighborhood on Lichen Drive, and it is the fixed point a lot of searches rotate around. The area reaches the Roseville line on its north and east and runs out to Roseville Road on the west, which buys you Citrus Heights pricing with one foot in the better-regarded north-county corridor. Physically it is tidy, established suburban: well-kept single-story homes, calm interior streets, and the unmistakable feel of a place that is looked after. It carries itself as safer and more buttoned-up than the city average, and that reputation shows up plainly in what homes ask. The catch is that it is residential almost to a fault. Shopping and restaurants live out on Antelope Road and over in Roseville, so this is not a walk-to-coffee corner of town. What it is instead is the steadiest, schools-first pocket of Citrus Heights, and it tends to be the first stop for anyone just priced out of Roseville.
