The blocks in Cordova Gardens go back to the 1950s, minimalist ranch houses on uniform lots with wide streets and enough curbside room to park a boat. Cypress and maple have had seventy years to grow in, so the canopy is real even if the homes themselves are plain. A scattering of 1980s infill breaks up the pattern here and there. Folsom Boulevard runs the southern edge, carrying bike lanes, bus stops and the Gold Line light rail toward downtown Sacramento, roughly fifteen miles west on Highway 50. On the north side the land drops toward the American River, with Hagan Community Park and the parkway trail close enough to fold into a weekend routine. The honest caveat is the river itself: the northern fringe sits in a mapped flood zone, and the housing is affordable partly because it is old and small. What you get in exchange is mature shade, real trail access, and one of the lower price points in the central core.
