Cordova Meadows sits in the older heart of Rancho Cordova north of Folsom Boulevard, close enough to the American River that the parkway's north edge is a short trip away. The housing is midcentury single-story ranch stock on flat, gridded blocks laid down in the city's first wave of postwar rooftops. Homes are modest and consistent, with the settled look of a place lived in for decades. What lifts it above the surrounding core is open space. Hagan Community Park, a large regional park with tennis courts, playgrounds and a dog park, anchors this stretch, and the American River Parkway bike trail is within reach for anyone who wants river access. An elementary school sits near the center, giving the neighborhood a walkable middle. The tradeoff is age: some blocks show mixed upkeep, and the housing is small by current standards. But for an established central-Rancho address with a genuine regional park at the door and the river close by, Cordova Meadows is one of the steadier bets in the old part of town.
