Deer Springs Reviews & Questions

Neighborhood Review
Key Words: Anza Loop, Lost Hills, 1980s Tract

Deer Springs is one of the more approachable residential neighborhoods in Calabasas, with late-1980s tract homes, a neighborhood park, a middle school and trails all close together. The houses are smaller and the lots tighter than in the city's custom estate areas, giving the streets a more conventional suburban rhythm and a stronger sense of neighbors living within sight of one another. Construction began in 1987, and the roughly 300 homes generally range from about 1,355 to 2,507 square feet. Four-bedroom layouts are common, with traditional and contemporary designs lining streets such as Lost Springs Drive. The scale offers a different entry point into Calabasas for buyers who do not need a gated compound or several thousand square feet. Juan Bautista de Anza Park is the main gathering place, with sports space and a connection to the expedition route that crossed this ground in 1776. A.E. Wright Middle School sits within the neighborhood, an uncommon convenience in a city where many residential tracts are separated from schools and public facilities. Trail access is a major strength. The Anza Loop and portions of the New Millennium Loop begin nearby, climbing through open hills above the Las Virgenes Creek corridor. That creek and the surrounding preserved land keep nature close even though US-101 and major roads are only minutes away. The freeway is the main tradeoff. Lost Hills and Las Virgenes roads provide two convenient interchanges, but both back up during peak periods and traffic noise reaches the closest streets. Summers are also much hotter than on the coastal side of the mountains, and surrounding open space carries wildfire risk. Deer Springs fits residents who want trails, schools and a recognizable neighborhood feel without the scale or formality of Calabasas' luxury enclaves. Its ethos is active and down-to-earth, with suburban homes on one side and open hills on the other.
