This is one of those neighborhoods where the everyday feel is steadier than the regional data alone would suggest. Owner-occupancy is high, the schools are a genuine draw, and the place has the settled, cared-for quality that's hard to manufacture. The one honest limitation is convenience: there's no walkable retail, so errands mean a short drive down toward the Ygnacio Valley shopping nodes.
