Diamond runs as a long sliver between MacArthur Boulevard and the I-580 sound wall, threading along Montana and Delaware. The narrow, gently sloping blocks hold 1920s Craftsman bungalows, a few duplexes, and post-war ranches, many with front porches and small fruit trees. The freeway embankment shades the southern edge and MacArthur's storefronts frame the north, so most homes sit just a house or two from one roadway or the other. The strength here is plug-and-play retail. Inside the boundary you can hit Farmer Joe's Marketplace, The Saint sandwich shop, cafes, and a cluster of taprooms and Pilates studios on MacArthur, and a short walk west reaches Bombera's patio, the Dimond library, and the weekend farmers market. The neighborhood has no park of its own, but William Wood Park and Glenview's Brookdale Park are each about five minutes off, and the MacArthur Rapid bus connects quickly to Fruitvale BART. The catches are steady I-580 noise on Harold Street and curb parking that tightens at the dinner rush. Day to day it reads urban-residential, commuters streaming to the freeway in the morning, shoppers filling carts at lunch, dog walkers passing murals on the evening loop. The appeal is that walkable retail strip, quick freeway access, and solid bungalow stock; the thing to weigh is the lack of green space inside the boundary and the hum of both MacArthur and the freeway.
