This micro-district between Broadway and Alice is a tight grid of early-20th-century office blocks threaded with newer glass condo towers. Restored terra-cotta facades and big murals give some corners real polish, while other ground floors still wear plywood or faded signage, so the street scene runs hit-or-miss block to block. The sidewalks are wide and newly paved, but heavy foot traffic and construction fencing are part of the daily picture. What it lacks in uniform charm it makes up for in access. Frank Ogawa Plaza's farmers market, the Broadway BART entrance, and a wall-to-wall lineup of coffee bars, taco windows, and late-night noodle shops all sit within a five-minute walk, with the Paramount and Fox theaters, Chinatown groceries, and the Lake Merritt shoreline a quick bike or scooter hop away. The downsides are the familiar urban-core set: nightlife noise echoing up the building canyons, curbside tents near vacant storefronts, and parking that means a paid garage. The vibe is energetic and unmistakably urban, built for people who value transit and a constantly shifting dining scene over quiet streets or a private yard. Come expecting crowds, construction, and a visual mix of polished and gritty, with the genuine upside of never needing a car for a daily errand.
