Downtown Oceanside holds the pier, the Strand and the grid of busy blocks between Interstate 5 and the sand, reaching from the harbor's edge south to Oceanside Boulevard. It is the part of Oceanside where you can leave the car parked for days, and on a summer weekend it is also the part with the most going on. Housing here is a patchwork. Older beach cottages and small houses still stand on streets like Ditmar, Nevada and Garfield, mixed in with apartments, studio buildings on Seagaze Drive and newer multi-story condos. Pacific Street lines up the buildings that face the water, from North Coast Village near the harbor to Casa del Mar south of the pier. Lots are small, and parking is something you plan around. The beach does the work a backyard would. The pier reaches out from Pacific Street, and the Strand runs below the bluff with lifeguard towers spaced along the sand. A paved piece of the Coastal Rail Trail follows the tracks from Tyson Street down to Oceanside Boulevard, and the San Luis Rey River Trail starts at the north end of town and heads more than seven miles inland on a flat path. Downtown also has the city's most decorated kitchens. Valle, close to the pier, earned Oceanside its first Michelin star with a four-course modern Mexican menu and wines from the Guadalupe Valley. Dija Mara on Coast Highway cooks Balinese-leaning plates and holds a Bib Gourmand, and allmine nearby turns out scratch pizza and a round lasagna. For coffee, Banana Dang has been making Vietnamese coffee in a tiny Coast Highway storefront since 2015, and Communal Coffee fills a corner of the Tremont Collective. Errands rarely need a car. The Thursday morning farmers market sets out produce and flowers along Pier View Way, and Walmart Neighborhood Market on Mission Avenue covers the weekly shop. The Oceanside Transit Center on Tremont Street is the real advantage of living Downtown, with the Coaster, the Sprinter, Amtrak's Pacific Surfliner and Metrolink all stopping there. Living this close to the action means train horns, event crowds and visitors circling for a space, and the noise shifts block by block. Early on a weekday, before the day-trippers arrive, the pier belongs to anglers and runners, and Downtown feels like a small beach town again.
