East Foothills is where San Jose trades sidewalks for views. Climbing the Diablo Range hills above the East Side flats, it is a hillside enclave of larger lots and spread-out homes, some in the city and some in unincorporated county pockets, with valley panoramas that most of San Jose never gets and the open space of Alum Rock Park just to the northeast. The appeal is space, quiet and scenery, a semi-rural feel a short drive from the valley floor. The housing ranges from denser blocks on the lower west side to widely spaced view homes higher up, and the setting is genuinely rural in feel at the top. The honest tradeoffs are the ones that come with living against the wildland: this is a documented wildfire-interface area with steep terrain, narrow and sometimes private roads, and real evacuation and access concerns in fire season, and it is thoroughly car-dependent with no walkable retail. But for buyers who want a view lot, elbow room and a foothill setting inside San Jose, East Foothills delivers a kind of living the flat tracts simply cannot, as long as you go in clear-eyed about the fire and access realities of the hills. It is one of the few places in the city where you can feel genuinely above it all.
