Eastside Capistrano is one of the oldest residential parts of Oceanside, the blocks above Mission Avenue on the inland side of Interstate 5, running up to the San Luis Rey River. The land was carved from farm subdivisions in the early 1900s, and many of its houses went up between the 1920s and 1940. Paved streets and sewers did not arrive until the late 1940s, which tells you how long this side of town grew on its own terms. The housing is small-scale and varied. Older detached cottages and bungalows share the streets with small multifamily buildings and newer infill, on a grid that predates the planned tracts farther inland. Renovation histories differ from house to house, so one block can hold a freshly redone cottage next to one that has barely changed in decades. San Diego Street and Bush Street are the main ways in from Mission. Joe Balderrama Park, with its recreation center on San Diego Street, is the neighborhood's gathering place. It hosts the Eastside Día del Niño festival, put on by the city and the Eastside Neighborhood Association with food, music and games. The river sits along the northern edge, and the paved San Luis Rey River Trail along it runs west to the beach and east for miles up the valley, flat enough for an easy bike ride. Food runs along Mission Avenue, where small taco shops, burrito counters and a donut shop or two line the strip centers between the freeway and the river. For a bigger shop, Grocery Outlet sits across Mission Avenue and Walmart Neighborhood Market is a few blocks west. Getting around is easy by Oceanside standards. Downtown and the beach are a short bike ride west, Interstate 5 is right there at Mission, and State Route 76 heads inland just to the north. That access comes with noise, though, since freeway hum and busy Mission Avenue traffic reach many of the streets. What stands out about Eastside Capistrano is how close it all is. You can walk to the park in the morning, ride the river path to the sand by lunch, and still be home in a house with a yard on a street that has been a neighborhood for a hundred years.
