This is the dense apartment corridor that runs north from the Grand Avenue area between Adams Point and the Piedmont border, named for its two spine streets, Harrison and Oakland Avenue. It is one of the most rental-heavy pockets in the city, a wall of 1920s apartment hotels, mid-century courtyard buildings, and newer infill on tight lots, with a handful of older single-family holdouts mixed in. The blocks run flat and walkable, climbing gently toward the leafier streets near Piedmont. The location is the whole pitch. Lake Merritt and its shoreline loop are a short walk south, Grand Avenue's Trader Joe's, Grand Lake Theatre, and farmers market sit right there, and the Morcom Rose Garden's terraced paths are nearby for a quieter stroll. Frequent bus service and a quick hop to Uptown and BART make this an easy car-light address, though parking is a genuine nightly challenge given the density and yards are essentially nonexistent. What you get here is lake-and-Grand-Avenue access at apartment density, central, flat, and walkable, with the Rose Garden and the Piedmont edge softening the northern blocks. The tradeoffs are predictable for a corridor this built-up: scarce parking, limited private green space, and a streetscape that is more buildings than gardens.
