Kingsbury climbs the grade that opened the region. David Kingsbury and John McDonald built the wagon toll road over Daggett Pass in 1860, cutting fifteen miles off the run from Sacramento to the Comstock mines, and the Pony Express and the telegraph followed it up. Douglas County bought the road for a thousand dollars in 1889. Today Highway 207, still called Kingsbury Grade, is the neighborhood's spine, and it is the everyday-livable Nevada side of the south shore. The housing is mountainside condos and view homes stepping up the grade, much denser and more attainable than gated Glenbrook to the north, with Tahoe Village near the top. Heavenly's Nevada base areas, the Stagecoach and Boulder lodges, are reached from here, so ski access is the anchor, and Nevada's no-income-tax status is a real draw against the California side of the same mountain. The grade cuts both ways. It is a steep, winding pass that turns genuinely gnarly in snow, with chain controls and the occasional closure and a white-knuckle descent to Carson Valley, so winter commuting is harder than lakeside living. Add wildfire on the forested slopes, older condo stock, and short-term-rental churn near the base. For ski access on a Nevada budget, it is the practical choice.
