Las Palmas is a slim, wedge-shaped pocket running from 98th Avenue down to MacArthur, bordered by busy 106th through 109th. The housing is almost entirely 1940s ranches and a handful of low apartment courts set close to the street. Yards are small, many fenced in wrought iron, and tree cover is limited, so summer afternoons feel exposed. Motel facades and auto-repair lots line the northern edge on 98th, while the southern tip narrows toward the freeway ramps. Day-to-day errands are close but car-oriented. Planet Fitness and a row of fast-food counters sit inside Foothill Square on the east boundary, and larger groceries are a short drive north on MacArthur. King Estate Open Space Preserve and the Oakland Zoo are five minutes uphill, yet there is no parkland within Las Palmas itself. Buses run frequently on 98th and MacArthur, though most residents rely on cars, and I-580 traffic noise is a constant backdrop.
