It is one of the town's established villages, bordered by Waterford, Crown Village, and the northern cluster, with Marina Village Middle School lending the area its name too. The housing is earlier tract stock on sloped lots, grown-in and well kept, with shopping and schools close by rather than a hike. The real amenity is water access. Few Sacramento-area neighborhoods put a lake marina this close to the front door. The honest downsides are age and grade. These are not new homes, so condition varies, and the sloping lots mean some streets climb.
