The Midway District is the flat, commercial stretch of San Diego between Point Loma, Old Town and the San Diego River, best known for Pechanga Arena and the wide roads that carry traffic on and off the peninsula. Rosecrans Street, the main artery, follows the route of the old La Playa Trail. Homes are a minority here. In the 1940s the federal government built a wartime housing complex on these flats, and it came down in the 1960s to make room for the arena and the shopping centers. What remains today is a Navy family housing complex between Rosecrans and Barnett Avenue and a scattering of apartments and condos, mostly near the trolley line on Pacific Highway. Change is on the table in the Midway District. The Midway Rising plan for the 48.5-acre city-owned arena site calls for about 4,254 apartments, a new 16,000-seat arena and privately funded public parks. A City Council vote on the development agreement was expected in November 2026, and the developers have pointed to early 2028 for groundbreaking if it is approved, with construction running 10 to 15 years. Pechanga Arena is home ice for the San Diego Gulls hockey team and the home floor for the San Diego Seals lacrosse team. A large swap meet sets up in its parking lot each week. Food beats the strip-mall look. California Wild Ales runs its barrelhouse on Sherman Street, two floors of sour beers aged in big oak foeders with an arcade and a movie screen inside. Phil's BBQ, based on Sports Arena Boulevard, is a fast, casual stop for mesquite-grilled baby back ribs and beef ribs. Errands are easy by car. Ralphs on Sports Arena Boulevard and Smart & Final on Midway Drive cover groceries, and discount and regional chains fill the rest of the centers. Interstate 5 and Interstate 8 both border the district. Congestion is the daily price. Most traffic bound for Point Loma or Ocean Beach crosses Midway, and Rosecrans backs up often. Green space is scarce, so people head to NTC Park at Liberty Station or Presidio Park in Old Town. For now, the Midway District is where much of the peninsula shops and catches a hockey game, and its few residential blocks sit between the big lots.
